PROFESSIONAL PROFILE

Solon represents buyers, sellers and investors in a variety of real estate matters including residential and commercial transactions, 1031 exchanges, investment real estate (NNN, NN, pharmacy, fast food, convenience, office, multifamily), and land. Solon’s clients vary from individuals and families to investment companies. He currently serves as the asset manager for several local apartment complexes that he was the selling agent for. He does portfolio consultations as well.

Solon’s background in finance and audit brings a unique skill set in analyzing and evaluating real estate opportunities for his clients. When analyzing commercial transactions Solon uses the direct capitalization rate (cap rate) and sales comparison approach to best match his client’s criteria. He does a rigorous audit of all rent rolls, expenses, and financials to make sure his clients are making the best investment possible. In addition, Solon recommends having the property inspected to make sure there are no hidden issues, deferred maintenance, or construction defects that may impact the potential cash flow of the property.
